Primary market prices rose as supply got tighter
The Real Estate Data Aggregator counted a median sale price of $1,200,000 in ZIP 97703 for the three months ending August 31, 2026. That is up 14.3% from the same months in 2025. Fewer homes on the market helped push that number up.
The Real Estate Data Aggregator found only 240 homes for sale, down 22.8% from a year before. New listings also fell, down 21.7% to 209. Less supply, with more buyers, puts upward pressure on prices.
Months of supply fell to 3.4, down 1.4 months from the prior year, according to the Real Estate Data Aggregator. That is a meaningful tightening. It means buyers had fewer choices in each week they were looking.
Sales held up even with less to choose from
The Real Estate Data Aggregator counted 215 homes sold, up 8% from the same period in 2025. More homes sold even as inventory shrank. Buyers moved when they found the right home.
The median days on market was 37, just 2 days longer than a year before, per the Real Estate Data Aggregator. Not every home sold fast, but the pace stayed close to last year's. The market did not stall.
A small share of homes sold above asking
The Real Estate Data Aggregator found that 13.5% of homes sold above list price. That share rose 7 points from a year before. Still, most homes sold at or below list. Sellers who priced carefully did well.
The average sale came in at 98% of list price, up 0.5 points year over year, per the Real Estate Data Aggregator. That small gain tells you pricing discipline still matters.
The national picture adds context
The National Association of Realtors reported that existing-home prices rose 1.3% in September 2026 across the country. The Primary market's 14.3% gain ran well ahead of that national pace.
The National Association of Realtors also counted 3.99 million existing homes sold nationally in September 2026. Nationally, inventory rose to 1.60 million homes. Locally, the picture moved the other way, with supply falling.
Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. The 15-year rate averaged 6.68%. Those rates shape what buyers can afford, and they are worth knowing before you price a home.
What this means for you

About 23.6% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That share was down 2.9 points from a year before. Some homes moved fast, but not all of them.
