Primary market has fewer listings, but more homes are still selling
The biggest shift right now: fewer homes are coming to market, but buyers are still showing up. That means a well-priced listing faces less competition today than it did a year ago.
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 240 homes for sale in ZIP 97703. That is down 22.8% from the same three months in 2025. At the same time, the Real Estate Data Aggregator counted 215 homes sold, up 8% year over year. More sales, fewer choices. That is the story right now.
For context, the National Association of Realtors reported that U.S. inventory reached 1.60 million homes in September 2026. Locally, the Real Estate Data Aggregator shows supply tightening much faster than that national picture suggests.
Price and pace
The Real Estate Data Aggregator put the median sale price in ZIP 97703 at $1,200,000 for the three months ending August 31, 2026. That is up 14.3% from the same period a year earlier. Nationally, the National Association of Realtors reported prices rose just 1.3% in September 2026. The local gain is much larger.
Homes are not selling instantly, though. The Real Estate Data Aggregator recorded a median of 37 days on market in ZIP 97703. That is 2 days longer than the same period last year. Not every home sold fast, and that is worth knowing before you set a price.
How close to asking price did homes sell?
The Real Estate Data Aggregator found that homes in ZIP 97703 sold at 98% of list price on average. That is up 0.5 points from a year ago. Sellers are getting very close to what they ask. That said, only 13.5% of homes sold above list price, even though that share is up 7 points from last year. Most homes sold at or just under list, not in bidding wars.
New listings are also falling
The Real Estate Data Aggregator counted 209 new listings in ZIP 97703 for the three months ending August 31, 2026. That is down 21.7% from a year ago. Fewer owners are choosing to sell. That keeps supply tight and gives current listings more room to be seen.
What about mortgage rates?
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60% that same week. Rates like these affect what buyers can afford. For sellers, it is a reminder that pricing clearly matters more when buyers are stretching.
About 23.6% of homes in ZIP 97703 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 2.9 points from a year ago. Fewer homes are snapped up immediately. Buyers have a little more time, but not a lot.
- ZIP 97703 has fewer homes for sale and fewer new listings coming in.
- More homes are still selling, and the median price is up 14.3% year over year.
- Homes are taking a bit longer, at 37 days on market.
- Sellers face less competition, and buyers have fewer options.
- Pricing clearly and timing well matter for both sides right now.
One more thing worth knowing: the numbers above cover all of ZIP 97703. One street can read very differently from the whole ZIP code. A block with a different school zone, a different view or a different mix of home sizes can show its own pattern entirely. The ZIP code tells you the direction. Your street tells you the details.
